What are the extra costs involved when purchasing property in Altinkum?
This varies depending on the property. A rough guideline is
- 3% commission if it is a re-sale property or by another builder
- Solicitor’s fees. Starting price is normally £300.00.
- New property then £450.00 water and electric connection fee, if it is a resale property then £150.00
- Buyers tax is 3%. Very often if buying a new build or off plan then the builder will pay half.
Optional extras if not included with the property.
- Mosquito nets, approximately £300.00
- Security grills, Starting in price from £650.00
- Air conditioning. The small units start in price from £250.00.
- Furniture. To furnish a one bedroom apartment is approximately £2000.00.
- Water boiler, approximately £600.00
What are the yearly running costs of a property in Altinkum?
- The yearly maintenance fee. This varies but starts in price from £250.00
- Electricity. Starting from 70YTL ( £30.00) for one months usage
- Water. One months usage is approximately 20Ytl (8YTL)
- Gas is delivered in bottles.One bottle costing 80YTL ( £35) will last about six months.
- Council tax and property tax. Approximate starting price 200Ytl ( £80)
- Earthquake insurance is compulsory by law and starts off at 1YTL per sq metre. Content and building insurance is optional.
What is the buying process for property in Turkey?

I have heard a lot of stories of people being ripped off when buying property in Turkey. How can I avoid this?
The number of people being ripped off is quite small compared to the number of sales made however in this current climate you should also protect your investment from being affected by anyones bankruptcy. The following are suggestions and can be explained more in depth upon request.
- You can ask for a bank bond from the seller which will cost you nothing unless you have to instruct a solicitor to make them active.
- You can request at the time of signing the contract for a hypothec to be put on the Tapu, this will prevent the seller from using it as collateral against a loan or from selling the property twice.
- You can ask for the private contract made between you and the seller to be notarised at the public notary office.
- You can request for a certain amount to be held back until the title deeds are received. More details on this are given in the link above.
How long will it be before I receive my title deeds?
When purchasing the first thing we will carry out for you is the Military search. This takes approximately 6 – 9 months. As soon as that is returned then we can submit all paperwork to the title deeds office ready for you to sign within a week. You do not have to wait until you get your title deeds to use the apartment
What are the payment terms for a Turkish property?
This varies. For a re-sale property 10% deposit and then full payment within a month. For off plan properties a 10% deposit and then the payments are staged according to the building progress. If you wish to hold any amount back until you receive your title deeds then you should request this before signing the contract.
What happens to my Turkish property if I die?
If deeds have not yet been received then it is normal for a term to be written into the contract passing the sale onto your beneficiaries. Once you receive your title deeds the contract is no longer in force so we advise you set up a will detailing what is to happen in the event of your death. A will done in the UK will not apply here in Turkey, so a solicitor here needs to do it. Average starting cost is £200.00.
